1. About Properly

Properly is an online platform that helps tenants find rental properties and helps landlords and letting agents list properties and manage applications.

Properly is not a letting agent and is not a party to any rental agreement. Any tenancy agreement is strictly between the tenant and the landlord.

2. Who can use Properly

You must be at least 18 years old and capable of entering a legally binding agreement to use Properly.

You are responsible for ensuring that any information you provide is accurate, complete, and up to date.

3. Accounts

• You must create an account to use most features.
• You are responsible for keeping your login details secure.
• You must not share your account or impersonate another person.
• You are responsible for all activity carried out through your account.

4. Listings (landlords & agencies)

• You confirm that you have the right and authority to list the property.
• Landlords may be required to provide identity verification (such as a passport or ID) to list properties on Properly.
• Letting agencies may be required to verify their business details before using the platform.
• Listings must be accurate, lawful, and not misleading.
• Properly may remove or suspend listings that breach these Terms.

5. Applications & documents (tenants)

• You choose what information and documents to upload.
• Documents are shared only with landlords or agents of properties you apply to.
• You must only upload documents that are your own and lawful to share.
• Properly is not responsible for how landlords or agents use documents once shared with them.

6. Messaging

Properly provides messaging tools to help users communicate.

• Messages must not be abusive, unlawful, or misleading.
• We may monitor or review messages to enforce these Terms or comply with law.

7. Find Roommates feature

If you opt in to the Find Roommates feature:

• Your profile information may be visible to other opted-in tenants.
• You can opt out at any time.
• Properly is not responsible for interactions between tenants.

8. Pricing & fees

Some features of Properly may be offered free of charge for a limited time, for a limited number of listings, or under specific conditions.

We may introduce fees in the future for certain features, accounts, or usage levels. Any applicable pricing will be clearly communicated on the platform or website.

Properly reserves the right to change pricing, introduce new fees, or modify free access, with reasonable notice where required by law.

9. Platform availability

We aim to keep Properly available and working smoothly, but we do not guarantee uninterrupted access.

We may suspend or restrict access for maintenance, security, or technical reasons.

10. Suspension & termination

We may suspend or terminate accounts if we believe you have:

• Breached these Terms
• Provided false or misleading information
• Engaged in fraud or abuse
• Used the platform unlawfully

11. Disclaimers

Properly provides the platform "as is".

• We do not guarantee that a property will be rented or a tenant selected.
• Properly may carry out limited verification checks (such as identity checks for landlords or business verification for agencies) to support trust on the platform. However, Properly does not guarantee the accuracy, completeness, or suitability of listings, applications, or user-provided information, and does not conduct full background, financial, or legal due diligence on users.
• We are not responsible for disputes between users.

12. Limitation of liability

To the fullest extent permitted by law:

• Properly is not liable for indirect or consequential losses.
• Our liability is limited to losses that are reasonably foreseeable.

13. Changes to these Terms

We may update these Terms from time to time. If changes are significant, we will notify users through the platform or by email.

14. Governing law

These Terms are governed by Irish law. Any disputes will be subject to the exclusive jurisdiction of the Irish courts.
